Quite often we find that the property we are to inspect is not "ready" or properly prepared for the inspection. It is important to realize that the successful completion of your inspection, depends on our access to all of the components of the home. It is therefore very important that you (or your agent) make sure we have complete access. Here are a few tips:
Inspection of Resales:
1. Ask the seller, are all utilities on?
2. Is there an access panel or stair to the attic?
3. Is access to the main shut off devices (water, electric, gas) clear?
4. Are all doors unlocked
5. Are there pets in the house?
6. Who is responsible if the home is not fully accessible?
New Construction Foundation Inspections:
Since this is a new home, keep in close contact with the builders rep. This inspection should be performed when:
1. The foundation walls are all in place but backfill has not occurred
2. All underground plumbing is in place, supply and waste lines.
3. All foundation water proofing and drains installed
New Construction Framing Inspections:
Since this is a new home, keep in close contact with the builders rep. We need to see all the connections. This inspection should be performed when:
1. All framing is complete, windows, doors and exterior complete
2. Before insulation is installed
3. Shortly before or after all county inspections
